From one room to a full interior strip out, make space for the home you have planned.
Residential interior demolition removes the indoor finishes and nonstructural components included in your renovation plan. It can cover a single kitchen, a basement, several rooms or a more extensive house interior strip out. The scope should clearly separate removal, retained finishes, utility preparation and the work your renovation trades will complete next.
An older Toronto semi, a suburban detached home and a condominium need different removal plans. Lath and plaster, layers of flooring, narrow stairs and building rules can all change the work. We start with the rooms you want to change and the condition you want to hand over, rather than assuming every renovation needs a full gut.
Confirm the included areas and materials before scheduling. These are common scopes to discuss.
Selected wall finishes, flooring, trim and built-ins, with retained areas identified before removal.
Agreed finished basement interiors, including selected ceiling finishes and non-load-bearing partitions.
A broader removal scope defined by room, material and boundary. Confirm whether framing or backing remains.
A removal plan that accounts for management approval, booked access and the building’s work rules.
| Material or component | What to confirm |
|---|---|
| Drywall, plaster and trim | Identify the removal limit and surfaces to remain. Older materials may need assessment. |
| Cabinets and built-ins | Identify items for disposal or careful salvage, and any connected services. |
| Floor and ceiling finishes | Review coverings, layers, backing and the expected substrate at handoff. |
| Interior partitions | Only the approved, assessed nonstructural removal scope. Never identify wall type by appearance alone. |
Before removal, identify the route from each room to the loading point. Finished stairs, door frames, common halls and flooring outside the work area may need protection. Discuss work-area separation, dust management, noise and cleanup in the scope. If the home stays occupied, identify how people will use the rest of the property and when services may be unavailable. Demolition is disruptive, so occupancy arrangements need to be considered before scheduling.
A full interior gut removes a wider set of finishes, but it does not automatically include structural changes or every concealed component. Selective removal can keep more of the existing interior intact. Share the designer’s or contractor’s plan so the removal extent matches the renovation. If only some rooms are changing, our selective demolition service may be the better starting point.
Confirm the boundaries of the demolition quote. Structural alteration, utility isolation or relocation, hazardous-material handling and specialist remediation are separate matters unless a qualified provider and specific scope have been agreed.
Suspected asbestos-containing materials must be assessed before disturbance. See Ontario’s guidance on asbestos and demolition.
Permit and approval requirements depend on the alteration and the property. Check with your municipality and building management. Toronto provides a building permit guide; other GTA municipalities have their own requirements.
For Toronto properties, mention shared driveways, restricted street parking and narrow side access. For condos, share elevator dimensions, loading rules, work hours, required documents and management contacts. In a basement, ceiling height, stairs and the route out affect material handling. Availability and any restrictions are confirmed for the exact address.
Clarify how removed materials are collected, staged and taken off site. The type and volume of debris, the route out, available loading access and disposal arrangements should be part of the agreed scope. Identify any material intended for reuse before it is removed.
The handoff may be exposed framing, retained backing or a cleared subfloor, depending on the quote. Demolition can reveal moisture damage, previous alterations or unexpected layers. Those findings should be reviewed before the work expands. Structural repair, insulation, new finishes and final floor preparation are separate renovation tasks unless specifically included.
There is no useful universal price without knowing the removal scope and property conditions. A project-specific quote should account for the following factors.
One room and a larger house strip out involve different labour and debris volumes.
Plaster, tile, adhesives and multiple coverings affect removal effort.
Stairs, parking, elevator bookings and retained finishes affect handling and setup.
Disposal volume, sorting, removal distance and the agreed cleanup condition affect the quote.

Review these details before confirming your removal scope.
A larger house interior strip out can be discussed, with the rooms, materials and removal depth defined in the quote. Structural work, hazardous-material handling and utility work need their own assessment and responsibilities.
Yes, a selective scope can identify retained rooms and finishes. Protection, access routes and the work boundary need to be reviewed. No demolition plan should assume that neighbouring finishes can remain untouched without checking the conditions.
It can include an agreed finished basement strip out. Mention ceiling height, stair access, flooring and partitions, and clarify whether the scope stops at backing, framing or subfloor.
Discuss the scope and the condominium’s rules before scheduling. Management approval, elevator bookings, permitted work hours and required contractor documentation can affect site readiness.
Duration depends on the rooms, materials, removal extent and access. Send the scope and photos for a realistic project discussion. Hidden conditions or additional removal can change the schedule.
