Clear tile, fixtures and old finishes for your bathroom rebuild.
Bathroom demolition removes the fixtures, tile, backing and interior finishes included in a bathroom renovation. The scope may be a vanity or shower removal, or a larger room strip out. Utility preparation, removal depth, retained surfaces and the condition needed for new plumbing, waterproofing and finishes should be agreed before work starts.
Bathrooms combine heavy finishes, confined access and concealed moisture conditions. A tile surface can hide several backing layers, and a tub or shower can be difficult to move through a narrow doorway. Share the room layout and renovation plan so the removal list fits the rebuild, instead of assuming all bathrooms have the same scope.
Confirm the included areas and materials before scheduling. These are common scopes to discuss.
Agreed disconnected vanities, mirrors, cabinetry and bathroom fittings.
Selected shower components, enclosures and tubs, subject to service preparation and handling review.
Specified tile areas, with backing and substrate removal limits clearly defined.
A room-specific scope covering finishes and backing needed for the planned renovation.
| Material or component | What to confirm |
|---|---|
| Ceramic and porcelain tile | Tile, mortar and backing depth affect removal effort and debris weight. |
| Vanities and mirrors | State disposal or salvage needs and identify service connections. |
| Tubs and shower components | Material, weight, dimensions and doorway access affect handling. |
| Backing, ceilings and floors | Specify the removal extent; waterproofing and final preparation are rebuild tasks. |
Water supplies, drains, electrical fixtures and any connected equipment need preparation by the appropriate qualified trades. Confirm who makes each affected service safe before removal. Protect the route through halls and stairs, and review how heavier pieces will be handled. In a condo, include work hours, elevator bookings and management requirements. Arrange another bathroom if the room will be out of use.
Once tile and backing are opened, moisture damage, previous repairs or unexpected construction may become visible. The next contractor needs to assess those conditions before covering them again. Demolition does not replace waterproofing, leak repair, structural repair or mould assessment. Agree on how unexpected conditions will be reported and who decides on any additional removal.
Confirm the boundaries of the demolition quote. Structural alteration, utility isolation or relocation, hazardous-material handling and specialist remediation are separate matters unless a qualified provider and specific scope have been agreed.
Suspected asbestos-containing materials must be assessed before disturbance. See Ontario’s guidance on asbestos and demolition.
Permit and approval requirements depend on the alteration and the property. Check with your municipality and building management. Toronto provides a building permit guide; other GTA municipalities have their own requirements.
A small ensuite and a main bathroom may have very different access. Send photos of the doorway, stairs and any tight turns as well as the room itself. Identify a tub’s material if known and mention upper-floor or basement locations. If neighbouring finishes remain, mark those boundaries so protection and removal limits can be discussed.
Clarify how removed materials are collected, staged and taken off site. The type and volume of debris, the route out, available loading access and disposal arrangements should be part of the agreed scope. Identify any material intended for reuse before it is removed.
Confirm whether the bathroom is handed over at exposed studs, retained backing or another agreed condition. The quote should identify tile, mortar and floor layers included in removal, plus debris handling and cleanup. New waterproofing, plumbing alterations, electrical work, substrate repair and finishes are separate items unless clearly included in a broader renovation agreement.
There is no useful universal price without knowing the removal scope and property conditions. A project-specific quote should account for the following factors.
A vanity change and a full tiled-room strip out involve different amounts of work.
Heavy mortar beds or several layers can affect removal and waste volume.
Tub weight, doorway width, stairs and elevator rules influence the plan.
Damage or additional layers discovered after opening may need a reviewed scope change.

Review these details before confirming your removal scope.
A limited scope can be discussed. Identify retained fixtures, adjacent tile and finishes, and confirm the utility work needed before removal.
New waterproofing is part of the rebuild, not an automatic demolition inclusion. Agree on the backing or framing condition the next contractor needs.
Share its material, dimensions and the route through the doorway and stairs. Handling requirements are reviewed before a removal plan is agreed.
The affected condition should be reported and reviewed with the owner and appropriate renovation professionals before additional work proceeds. Repairs and specialist assessment need their own scope.
The quoted areas and layers define the work. Confirm whether wall tile, floor tile, mortar, backing and selected ceiling finishes are included.
